Clifton, a farm situated on the Koonap River, between Fort Beaufort and Grahamstown. It is 1491,8392ha in extent (4 titles) and has a public road which creates three separate portions.
Section one has a house and outbuildings which are situated close to the Koonap River. This farm was once an English horse breeding property, so the main house dates back to 1839. It is still in a very good condition with magnificent living rooms each with their grand fireplaces. The house has 4 bedrooms and a separate garden flat set in a beautiful established garden. Outside buildings include garaging, a 50KVA generator, an indoor hydroponic irrigation system, a cool room, meat working facility and two large sheds utilized for storage, garaging, workshop and feed milling. working facilities in place, especially for sheep and goats. There is an old orange orchard (600 trees) situated close to the Koonap River, this property is registered for 4,5ha (20 866m³ per annum) of irrigation, presently about 7ha has been developed.
A second section is completely game-fenced and ideally suited as a game camp for hunting and game-breading purposes. These are the approximate game numbers at date of print: 40 Kudu, 30 Springbuck, 100 Impala, 11 Blesbuck, 30 Mountain Reedbuck and 5 Zebra.
A third section has a hunting lodge which sleeps 20 people (four separate units). This is home to East Cape Plains Game Safaris which was founded in 1978. This Lodge is off the grid using solar and two 5KW batteries.
Transfer and occupation can only be effective from 01 February 2027.
